Do you charge for an initial consultation?

Your initial consultation, whether over the phone or in person, is always free of charge.

This is an opportunity for us to understand your requirements and for you to see if we’re the right fit for your project. We’ll discuss your ideas, concepts, and our experience to ensure we can meet your needs. During this meeting, you’ll have the chance to ask questions and seek clarification on anything discussed. How far will you travel?

We offer free travel within a 30-mile radius. For locations beyond this area, we’re happy to travel with a minimal mileage fee.


I’m in the process of buying a new house and would like design plans before the purchase is finalized. Is that possible?

Yes, we can create designs for you before the purchase is complete. We can work directly with your estate agent to arrange access to the property, allowing us to start the design process prior to the completion of the sale.

Do I need to be at the property for the survey?

Ideally, when we carry out the survey, it would be good if you could be there as we will have a sit down meeting to discuss your requirements. However, if this is not possible because you have just purchased the property and the estate agent still has the keys for example, we have Public and Product Insurance and Professional Indemnity Insurance so we have all the relevant paperwork to access the property.

How long will your drawing process take?

Once your property survey is scheduled and completed, it typically takes about 1 to 2 weeks to produce your initial sketches.

After you receive these sketches, you’ll have the opportunity to provide feedback, make changes, or explore additional options. Once you’re satisfied with the design, it will take an additional 1 to 2 weeks to prepare your full drawing package.

Please be aware that these timeframes may vary based on our current workload. However, we will always keep you informed if there are any changes.

Do you charge further fees for amending drawings?

If you have received a fixed for your project, all drawing amendments are included before and during the planning process, with no additional charges. However, for larger or more complex projects, you may be subject to an hourly rate.

Please note that once planning has been granted, additional fees may apply if changes are required or if there is a full scheme change. In such cases, we would need to review the project again.

Can you produce 3D visuals?

Yes, we offer a range of different 3D services. We offer 3D images, external 360 videos and we can also produce walk through videos. As this is a tailored service, if you would like more information, please contact a member of the team to discuss your requirement.


Do you supply my plans on paper?

We operate electronically, which means all your drawing packs will be sent via email. This allows for easy sharing with multiple builders, structural engineers, and other trades for obtaining quotes. Once you have all your sign-offs in place, we will provide you with one free set of A1 paper plans.




Do you carry out zoom calls?

Absolutely! We find that these can be very helpful. This allows us to manipulate your drawings whilst you watch and this enables a smoother process for looking at changes and updates to your project. Please email to request this throughout the design stage.

Do you take on commercial projects?

Yes. We have worked on various commercial projects, from nurseries to warehouses. Take a look at our portfolio which showcases some of our previous commercial projects.

Do you also complete structural calculations?

Since we do not have an in-house structural engineer, you will need to source one independently. However, if you’re unsure where to start, we can recommend some engineers, and we are happy to collaborate with any engineer of your choice. Ourselves and the engineer work together to incorporate both of our drawing packs.

Can’t I just build under permitted development?

In some cases, yes, this is possible. However, not all extensions meet Permitted Development (PD) rules. Certain factors, such as relocating a soil pipe, can violate PD guidelines. For comprehensive information, please visit the Planning Portal website.

Please note - we recommend that all Permitted Development builds go through the Local Planning Authority to obtain a lawful development certificate.

Can you tell me an approximate build cost?

Unfortunately, due to variations in builder pricing, seasonal factors, and regional differences, we cannot provide an exact build cost. However, we can offer an approximate rate per square meter for your project to give you a rough estimate. Once you have the drawings, a builder will be able to provide a more accurate quote.
