Planning Guidance

If your project requires planning permission, take a look at the stages which the application goes through. Though planning decision target dates are 8 weeks, we are finding that some councils are facing longer delays.

Step 1: Once you are happy with the design, we will send you over a submission email for you to check over.

Step 2: We will submit the application to the council on your behalf.

Step 3: You will receive a link to your email to pay for the application.

Step 4: Once the application is paid for, we will then receive a “validation letter” and depending on the council, it is at this point you will be allocated a case officer.

Step 5: Since May 2019, all applications have to go through a neighbourhood consultation period which lasts 3 weeks.

Step 6: The case officer may make a site visit, in which case we will inform you of the date, however you do not need to be present.

Step 7: Any alterations or questions from the council will be answered by us.

Step 8: Decision will be due! You can then move a step forward in your project.

Not all projects require planning permission and may fall under Permitted Development. Keep checking our blogs for information on Permitted Development and other applications that can be made to the council such as Prior Approval and Lawful Certificate.
